The project is the renovation of an existing building, which was resolved respecting the main structure and its 5 levels, adapting the building for commercial use on the ground floor and offices on the upper 4 levels.

The main design guidelines were maximizing the existing conditions of the property, including the use of a courtyard that allows light and ventilation inside the building, which is presented as the heart and hinge of the space inside.

Its orientation and location was key to solving the exterior design of the facade, with a South-West corner and facing a main road as Rio Consulado, we use a system of operable vertical sunbreakers to allow the passage of sunlight in a controlled manner, also helping to mitigate noise and control the views of the road.

These solutions allow us to give the project sustainable conditions, designing comfortable spaces for their respective uses inside.

In the architectural applications, the solution to the mechanical control of the facade has been provided by our partner Somfy.
